PHASE ‘INITIAL ANALYSIS’

Analysis of the framework conditions, comprehensive survey and documentation of the building and spatial conditions, if necessary preparation of detailed as-built plans as a basis for further planning, determination of the clients’ wishes and requirements.

PHASE ‘CONCEPTUAL DESIGN’ 

​

Development of a preliminary floor plan and concept based on the as-built plans, supplemented with explanatory notes and “look and feel” images. Presentation of the preliminary design and consultations with the clients to define the design direction and functional requirements.

PHASE ‘DETAILED DESIGN’ 

​

Incorporating feedback on the preliminary design, creation of a comprehensive planning concept in 2D and, if applicable, 3D: spatial concept, specification and sampling of surfaces and materials, color scheme, selection of loose furniture, definition of built-in furniture, lighting, windows, exterior doors, and decorative elements (curtains, rugs, wallpapers, tiles, etc.). Presentation of the developed design.

PHASE ‘PERMITTING & REGULATORY COMPLIANCE’

After finalizing the design, we can, if required, handle permit planning and prepare the necessary documents for authorities to obtain building approvals.

PHASE ‘DETAILED EXECUTION PLANNING’ 

​

Preparation of construction-ready plans for contractors, including detailed planning of custom-made furniture and coordination with manufacturers regarding costs, delivery times, and suitability.

 

 

PHASE ‘PREPARATION AND PARTICIPATION IN THE AWARDING PROCESS’

Identification of potential contractors, on-site meetings, obtaining and reviewing offers, adjustments, coordination with tradespeople, cost planning, and support with decision-making and awarding contracts.

PHASE ‘CONSTRUCTION MANAGEMENT & COMPLETION’ 

​

Creation of a detailed construction schedule, monitoring and coordination of all trade activities in close consultation with the client, coordination of deliveries and installation of materials, fixtures, and furniture, invoice verification, inspections of trades, and final handover to the client with a joint walkthrough.

ADVISORY SERVICES

 

Upon request, we provide advisory support during new architectural designs, facade design, and landscape planning (pool, outdoor furniture, terrace, etc.) up to the design development phase.
